When renting a property through SSEVI, tenants are typically asked to provide identity proof like Aadhaar card, PAN card, voter ID or passport, address proof, employment proof such as offer letter, salary slips or business proof, recent photographs, and references from previous landlord if applicable. Some owners may also require a security deposit cheque and post dated rent cheques. Police verification of tenants is mandatory in many cities and states. SSEVI recommends both parties to verify documents properly and sign a written rental agreement before the tenant moves in.
Yes, rent and security deposit are often negotiable. While some owners list their final price, many are open to reasonable negotiation especially if you are a good tenant profile with stable income and good references. When negotiating, be polite and professional. Highlight your strengths as a tenant such as stable job, good family background, willingness to sign long term lease, and readiness to move in quickly. The security deposit in most Indian cities typically ranges from one to three months of rent. Always get the final agreed rent and deposit amount written in the rental agreement.
SSEVI takes listing authenticity very seriously. Our moderation team reviews listings to identify and remove suspicious or fake content. We encourage all users, both owners and tenants, to complete profile verification which adds a verified badge to their profile. Users can report suspicious listings through the report button on each listing. We also display the date when a listing was posted so users can identify old or reposted listings. While we work hard to keep the platform genuine, we always advise users to physically visit the property and verify all documents before making any payments.
A rental agreement and a leave and license agreement are both legal documents used for renting property in India but have important differences. A rental agreement creates a tenancy and gives the tenant certain rights over the property, typically for longer periods. A leave and license agreement gives only permission to occupy the property for a specified period, usually 11 months, without creating any tenancy rights. Leave and license agreements are more common in India as they are easier to terminate and require less stamp duty. Most residential rentals use 11 month leave and license agreements that are renewed periodically. SSEVI recommends consulting a legal professional to understand which agreement is suitable for your situation.
Yes, you can absolutely list shared rooms, PG accommodations, coliving spaces, and hostels on SSEVI. When creating such listings, be very clear in your description about what is shared and what is private. Mention details like number of occupants sharing the room or apartment, gender preference like male only, female only or mixed, meal availability, whether electricity and water charges are included in the rent or separate, common facilities like WiFi, washing machine, cleaning service, rules regarding visitors and timings, and any other house rules. Clear and honest listings help you find compatible occupants quickly.
Before finalizing any rental property, make a physical visit to the property and check the following: actual condition of the property matches the photos and description, all electrical fittings, plumbing, and appliances are working properly, water supply is adequate and water pressure is good, there is no seepage or dampness on walls and ceilings, the neighborhood and building are well maintained, security arrangements are satisfactory, public transport connectivity is as claimed, nearby facilities like grocery stores, medical shops, and markets are conveniently located, and all documents of the owner including ownership proof are verified. Never pay any advance or token amount without visiting the property and meeting the owner in person.
