Before purchasing any flat, thorough verification is essential to protect your investment. Check the property title deed to confirm clear ownership and that the seller has the legal right to sell. Verify the encumbrance certificate to ensure there are no existing loans or legal disputes on the property. For under construction properties, check the RERA registration number on your state's RERA website to confirm the project is registered and approved. Review the approved building plan and completion certificate for ready properties. Verify the occupancy certificate which is mandatory before moving in. Check that all property tax and utility bills are paid up to date. For apartments in societies, check the society share certificate and maintenance payment records. Confirm the carpet area and built up area match what is promised. Review the sale agreement carefully, preferably with a lawyer. Visit the property multiple times at different times of the day. Talk to neighbors to learn about water supply, power backup, and any issues in the building. Never rush into a property purchase without completing all these checks.
When buying or selling a flat, several important documents need to be prepared and verified. The sale deed is the primary legal document that transfers ownership from seller to buyer. The title deed proves the seller's ownership. The encumbrance certificate shows the property is free from legal dues. RERA registration certificate is mandatory for all projects. The approved building plan and occupancy certificate from the municipal authority are required. Property tax receipts showing all dues are paid should be verified. Society share certificate and no objection certificate from the housing society are needed. PAN card and Aadhaar card of both buyer and seller are required for the transaction. Stamp duty and registration charges must be paid as per your state's rates. The buyer should also prepare documents for home loan application if financing the purchase. Both parties should keep multiple copies of all documents. We strongly recommend hiring a qualified lawyer to handle the documentation and ensure a smooth legal transfer of property.
When budgeting for a flat purchase, you must account for several additional costs beyond the agreed property price. Stamp duty is a state government tax that ranges from 5 to 8 percent of the property value depending on your state. Registration charges are typically 1 percent of the property value. Goods and Services Tax or GST is applicable on under construction properties at varying rates. Home loan processing fees are charged by banks if you are taking a loan. Legal fees for a property lawyer to verify documents and handle registration range from a few thousand to tens of thousands. Brokerage fees are applicable if you use a broker, though SSEVI helps you avoid this cost. Monthly maintenance charges need to be budgeted if you are buying in a society. Interior design and furnishing costs if the flat is unfurnished or semi furnished. Parking charges if parking is sold separately. Property tax and utility connection charges may apply. Always calculate your total cost including all these expenses before finalizing your budget.
Understanding area measurements is crucial when buying a flat. Carpet area is the actual usable area inside the flat where you can lay a carpet, measured from wall to wall inside the apartment. This includes bedrooms, living room, kitchen, bathrooms, but excludes the thickness of walls, balconies, and common areas. As per RERA rules, developers must sell based on carpet area. Built up area includes the carpet area plus the thickness of internal and external walls, and usually balconies. It is typically 10 to 15 percent more than the carpet area. Super built up area or saleable area includes the built up area plus a proportionate share of common areas like lobby, staircase, lifts, corridors, clubhouse, and other amenities. It can be 25 to 40 percent more than carpet area. Always ask for the carpet area as it represents your actual living space. RERA mandates that developers clearly disclose all three area measurements. Do not be misled by super built up area alone.
Yes, you can find both ready to move and under construction flats on SSEVI. Under construction properties often come at a lower price compared to ready properties and offer flexible payment plans like construction linked plans. However, there are important considerations when buying under construction flats. Always check that the project is RERA registered and the registration is active. Verify the builder's track record by checking their previously delivered projects. Understand the possession timeline promised and the penalty clause for delays. Check the construction quality by visiting the site. Review the payment schedule carefully. Under construction properties have GST applicable while ready to move properties do not. You will need to pay monthly maintenance and possibly rent until possession. There is a risk of project delays. We recommend thoroughly researching the builder and project before booking an under construction flat. The lower price should be weighed against the risks and waiting period.
Negotiating effectively can save you lakhs of rupees when buying a flat. Start by researching recent sale prices of similar properties in the same locality to understand the fair market value. Check how long the property has been listed on SSEVI as properties listed for longer periods may have more room for negotiation. Identify any issues or shortcomings in the property that can justify a lower price such as need for repairs, lack of amenities, or lower floor with less light. Show the seller that you are a serious buyer with financing pre approved as this gives you negotiating power. Be willing to close the deal quickly as sellers value certainty and speed. Make a reasonable first offer that is slightly below what you are willing to pay. Be respectful and professional throughout negotiations. Consider negotiating on other terms beyond price such as the seller covering stamp duty, including certain furniture and fixtures in the sale, or agreeing to a faster possession date. If the seller has another property lined up to purchase, they may be motivated to sell quickly.
Yes, Non Resident Indians or NRIs can absolutely buy and sell flats in India through SSEVI. NRIs can purchase residential property in India without any special permission from the Reserve Bank of India. When listing a flat for sale, NRIs can create their profile and post listings just like resident Indians. When buying, NRIs should be aware of certain regulations. Payments must be made through normal banking channels using NRE, NRO, or FCNR accounts. The transaction must comply with Foreign Exchange Management Act or FEMA regulations. NRIs should appoint a Power of Attorney holder in India who can handle documentation and registration on their behalf if they cannot be physically present. Tax implications may differ for NRIs including TDS on property sales. We recommend that NRIs consult with a legal and tax professional familiar with NRI property transactions before buying or selling. SSEVI provides the platform to connect with genuine buyers and sellers, making the process easier for NRIs.
